Lasting Blueprint Productions was hired to produce a promotional video for Villa Tuscany, a proposed memory care facility in Winter Park, Florida.
The video was created for the October 4, 2016 Planning and Zoning Board meeting.
Why the Video Was Produced
The video was created to explain the proposed facility to local residents before the public hearing. It presented why the project’s proponents believed additional memory care was needed in Winter Park.
For the October 4 hearing, Winter Park Elderly Services, LLC requested conditional-use approval at 1298 Howell Branch Road. The proposal called for a 34,986-square-foot, three-story facility with 24 units and 50 beds.
The application also requested exceptions involving building height and the lakefront setback. The project faced organized neighborhood opposition during the public review process.
Filming at Alabama Oaks
We filmed material for the Villa Tuscany video on July 22 and September 7, 2016. Interviews and supporting footage were recorded at Alabama Oaks in Winter Park.
The footage showed the existing assisted living setting, residents, staff interactions, and daily activity. It gave viewers a real example connected to the people proposing Villa Tuscany.
Who Appeared in the Video
The video combined interviews with Alabama Oaks leadership, a caregiver, residents, and family members of residents.
Brook Rose, identified in the video as the owner, discussed his experience operating Alabama Oaks and the proposed expansion into memory care. An Administrator/RN provided the facility perspective.
Additional footage showed residents, staff members, and daily activity at Alabama Oaks.

Lasting Blueprint Productions handled the project from production coordination through final delivery.
The work included filming, interviews, b-roll, editing, titles, graphics, music, and final delivery. The completed piece combined personal accounts with footage recorded at Alabama Oaks.
This project is an example of our promotional video production work for organizations communicating a proposal or initiative.
Presented at the October 4 Hearing
The finished promotional video was played during the October 4, 2016 Planning and Zoning Board meeting. Our Villa Tuscany production work ended after that presentation.
The City of Winter Park staff report recommended denial of the proposal as submitted. Staff also stated support could be possible after changes that removed the lakefront setback issue.
Villa Tuscany continued through later revisions and city proceedings after our involvement ended.
What Happened to Villa Tuscany?
The proposed Villa Tuscany facility at 1298 Howell Branch Road was never built.
The project went through additional revisions and reviews. By June 2018, Villa Tuscany Holdings LLC had chosen to subdivide the property instead.
The Winter Park City Commission approved a plan for four single-family homes on the property.
Footage Later Reused for Alabama Oaks
On February 3, 2017, we returned to Alabama Oaks for more filming, including a resident birthday celebration.
Material from the Villa Tuscany production was later recut for a separate Alabama Oaks promotional video. The new edit was shorter, added later footage, and removed Villa Tuscany references.
